Industrial Property Insurance
cover for a factory, workshop or industrial unit, the plant and stock inside it, and the process you run
Cover for industrial premises, the plant inside and the process you run. Declaring the process fully and keeping to the fire conditions matter as much as the cover itself.

Quick answerIndustrial property insurance covers an industrial building and the work carried on inside it, such as manufacturing, engineering or fabrication. It can protect the building, plant and machinery, stock and raw materials against fire, storm, flood, theft and impact, with business interruption and public and employers’ liability. The process inside shapes the terms. Tell MyMoneyComparison.com about the premises once, and specialist UK brokers can come back with quotes.
This page is about factories, workshops and industrial units. A storage or distribution site is on our warehouse insurance page, and industrial units you let on commercial landlord insurance.

- Insured for its rebuild figure
- Plant and machinery
- Production equipment and fixed plant

The basics
What Is Industrial Property Insurance?
Cover for an industrial building and the work carried on inside it, such as manufacturing, engineering or fabrication. The process shapes the risk as much as the building does.
Buildings
The structure and fixtures, for the rebuild figure.
Plant and machinery
Production lines, machines and fixed plant.
Stock and materials
Raw materials, work in progress and finished goods.
Business interruption
Lost income and extra costs after an insured event.
Public and employers’ liability
Visitors, contractors and staff.
Machinery breakdown
Sudden breakdown of plant, where included.
How it works
How Does Industrial Property Insurance Work?
You describe the building, the process and the protections, set the sums insured, and the insurer sets the cover and any conditions for the process.
You describe the building
Construction, size, age, location and any cladding or roof features.
You describe the process
What you make or do, the machinery used, and any heat, dust or hazardous materials.
You set the sums insured
A rebuild figure, plant values, stock and income. The method is in our guide to calculating a rebuild value.
The insurer sets conditions
Hot work, housekeeping, security and fire protection, which the cover can depend on.
What it covers
What Does Industrial Property Insurance Cover?
The building, plant, stock, lost income and liability, with products liability and engineering cover available on many policies.
| Section | Where it sits | What to know |
|---|---|---|
| Buildings | Core for owners | For the full rebuild figure |
| Plant and machinery | Core | For replacement cost |
| Stock and materials | Core | Check any seasonal peaks |
| Business interruption | Core or optional | Check the indemnity period |
| Public and employers’ liability | Core | Limits set on your schedule |
| Products liability | Optional | For goods you make or supply |
| Machinery breakdown and inspection | Optional | Engineering cover and inspections |
Downtime can cost more than the damage. Specialist machinery can take a long time to replace, so choose a business interruption period that allows for it.
Exclusions
What Industrial Property Insurance Does Not Include
Cover can exclude undeclared processes, losses where conditions were not kept, wear and tear, and gradual failure of machinery.
Undeclared processes
A trade or material the insurer was not told about.
Hot work breaches
Fire where hot work conditions were not followed.
Wear, tear and gradual failure
Machinery worn out rather than suddenly broken.
Faulty workmanship
Putting right poor work on your own products.
Unmet security conditions
Theft where the alarm or locks were not used.
Unexplained shortages
Stock missing with no sign of theft.
Types of premises
Which Industrial Premises Can Be Covered?
A wide range of factories, workshops and units. The process inside shapes the terms more than the building type.
Factories
Manufacturing and production sites.
Engineering workshops
Fabrication, machining and repair.
Joinery and woodworking
Where dust raises the fire risk.
Food production
Processing and packing units.
Trade and light industrial units
Small units on estates.
Industrial estates
Several units under one owner.
A hazardous process or hard-to-place building? See our high-risk commercial property insurance page.
Who it is for
Who Needs Industrial Property Insurance
Any business trading from industrial premises, and owners of industrial buildings and estates.
Manufacturers
Making goods in premises they own or lease.
Engineers and fabricators
Workshops with heavy plant.
Trades
Joiners, printers, sign makers and similar.
Leaseholders
Insuring plant, stock and income, and the building if the lease says so.
Estate owners
Units let to a mix of trades.
Owners of empty units
Vacant space between tenants. See our unoccupied commercial property page.
Industrial or standard
Industrial Cover vs Standard Commercial Property Cover
A standard commercial policy suits an office or shop. Industrial cover is designed around the process, the plant and the fire risk that comes with them.
| Industrial cover | Standard cover | |
|---|---|---|
| The main driver | The process inside | The building and use |
| Plant and machinery | Core cover | Contents only |
| Engineering cover | Available | Not usually |
| Conditions | Hot work and housekeeping | Standard conditions |
Leasing the unit? Check the lease to see whether you or the landlord insure the building, so nothing is left uninsured.

What Industrial Property Insurance Is Priced On
The process, the building, plant and stock values, the protections, the location and the claims history. We do not print average premiums.
Why the process leads
Heat, dust, flammable materials and hot work raise the fire risk, and the process can matter more than the building.
Why the building matters too
Construction, cladding, roof type and fire separation feed the rate, alongside the rebuild figure.

The Process and Protection Terms That Decide an Industrial Claim
Industrial claims can turn on whether the process was declared and the conditions were kept. Four come up again and again.
Declare every process and material
Tell the insurer what you make, how, and with what, and update them when that changes.
Follow hot work rules
Where the policy sets conditions for welding, cutting or grinding, use permits and fire checks as it asks.
Keep housekeeping tight
Clear waste and dust regularly, and store flammable materials as the policy requires.
Keep inspection records
Electrical checks, machinery servicing and engineering inspections of boilers, pressure systems and lifting equipment, with dates.

Construction, size, address and a rebuild figure.
The process
What you make, the machinery and any hazards.
The sums insured
Plant, stock and income.

Comparing
Checking Industrial Property Quotes Side by Side
Four areas decide whether a policy suits the premises: the cover, the conditions, liability, and cost terms. The price is only one of them.
The cover
- Buildings, plant and stock
- Business interruption period
- Machinery breakdown
Conditions
- Hot work terms
- Housekeeping and waste
- Survey requirements
Liability
- Public liability limit
- Employers’ liability
- Products liability
Cost terms
- The excess
- Higher excesses for some events
- Paying monthly or upfront
Check the conditions against how you work. A condition that does not fit your process can leave a gap. Unfamiliar terms are explained in our plain English jargon guide.
Cutting costs
How to Reduce the Cost of Industrial Property Insurance
The levers are fire protection, good housekeeping, accurate sums insured, and the excess. We publish no savings figures.
Improve fire protection
Alarms, separation and extraction can help the terms.
Keep housekeeping tight
Clear waste and dust to lower the fire risk.
Get the sums insured right
Too high wastes premium; too low can lead to a reduced claim.
Maintain the plant
Serviced machinery is a lower risk.
Improve the security
Alarms, shutters and fencing can help the terms.
Choose the excess deliberately
A higher excess is a lever, worth using only at a level you could absorb.

FAQs
Industrial Property Insurance FAQs
Answers on plant, processes, hot work, liability and leases.
What is industrial property insurance?
Cover for an industrial building and the work carried on inside it, such as manufacturing or engineering. It can include the building, plant and machinery, stock, business interruption and liability.
Why does the process matter so much?
Heat, dust, flammable materials and hot work raise the fire risk, and each process carries different hazards. Insurers rate the process carefully, so describe it fully when you ask for quotes.
Do I need to insure the building if I lease it?
Check the lease. Many leases put buildings insurance on the landlord and recharge the cost, while others make the tenant responsible. Either way, you are likely to need cover for your plant, stock and income.
Is plant and machinery covered?
Plant and machinery can be covered against events such as fire, flood and theft. Sudden mechanical or electrical breakdown is a separate section on many policies, so check whether it is included.
What is machinery breakdown cover?
Cover for sudden mechanical or electrical failure of plant, such as a motor burning out. It can include the cost of repairs and, where added, lost income while the machine is out of action.
Do I need engineering inspections?
Boilers, pressure systems and lifting equipment can need regular inspection by a competent person. Some insurers offer inspection services alongside engineering cover, so ask when you compare quotes.
Why does business interruption matter?
If a fire or breakdown stops production, income can stop while costs continue. Specialist machinery can take a long time to replace, so choose an indemnity period that allows for it.
Do I need products liability?
If you make or supply goods, products liability covers injury or damage they cause. It is often paired with public liability, so check the limits suit your customers and contracts.
Do I need employers’ liability?
If you employ staff, employers’ liability is normally needed. Industrial work involves machinery, lifting and hot work, so insurers can ask about training and safety.
What are hot work conditions?
Rules for welding, cutting and grinding, such as permits, clearing combustibles and checking the area afterwards. A fire where the conditions were not kept could affect a claim.
Does composite cladding affect cover?
It can. Cladding with a combustible core is a known fire risk, so insurers may ask about the material, set conditions or charge more. Any evidence about the cladding helps.
Can I insure an industrial estate?
Yes. An owner of several units can insure them on one policy, with each tenant’s trade rated. A neighbouring tenant’s process can affect the risk to the whole building.
What about an empty industrial unit?
Tell the insurer. Empty units can carry conditions such as inspections and extra security, and cover may change once a unit has been empty for the period the policy sets.
Is theft of metal or tools covered?
Theft following forcible entry is covered on many policies, often subject to security conditions. Metal, tools and plant left outside can have limits or exclusions, so check the wording.
Will I need a survey?
For larger or higher-risk premises, insurers can survey before or after cover starts. Findings can lead to risk improvements, such as better fire separation or dust extraction.
How do I compare industrial property quotes?
Look beyond the price to the building, plant and stock cover, machinery breakdown, business interruption, the conditions, liability limits and the excess you would pay.
